Apartment Site Selection/Land Sales:

HCB Real Estate assists our many clients by compiling market data research to find the best available land parcels for residential development. Currently HCB is representing 2nd Wave Development and has been successful in identifying and contracting locations for this developer of luxury apartments. HCB also has significant experience in the sale of raw land and is aggressively marketing our portfolio of listings.

Tenant Representation:

Hipes Consulting & Brokerage, has been active in representing national, regional and local tenants assisting in site selection, disposition, and market positioning. Our team works closely with the retailer's real estate department to create and implement a strategic plan for store placement and chain expansion. Value-Added Redevelopment:
Kevin Hipes Founder and lead Broker at Hipes Consulting specializes in re-development and repositioning of difficult retail centers and Malls to create and maximize asset value. Over the past 25 years, Kevin has successfully completed the redevelopment and releasing of many retail centers in Florida. Below are a few of the projects whose owners brought in Hipes Consulting & Brokerage to reposition, release and redevelop, resulting in a significant increase in asset value;

Re-Development Examples

Developed a strategic mall turn around/reposition plan. Brought in Oyishi Japanese Steakhouse and two new anchors including; Zoo Fitness and O2b Kids effectively filling over 50,000 sf of vacant space in the Mall in a 12 month period. Successfully negotiated a contract to purchase the Macy’s 13 acre parcel and brought in an equity partner to redevelop the entire east side of the Mall property which was needed to bring the plan to fruition. Assisting in negotiations with apartment, Hotel and out parcel restaurant users to complete the repositioning of this asset to a viable mixed use retail center.

The shopping center was initially 75% vacant. Created and successfully implemented a leasing strategy including merchandising mix, tenant anchor repositioning, the negotiation and execution of national anchor and chain store leases. Currently 100% occupied. New national anchor retailers include; Total Wine and More, Ross Stores and Shoe Carnival.

The Shopping center was initially 90% vacant when the assignment was accepted. Developed an overall leasing strategy. Successfully identified anchor tenants resulting the execution of leases bringing the center close to 90% occupancy when the asset was sold. New national anchor retailers include; Ross Stores, Beall’s Outlet and Dollar Tree.
