Prior to joining Hipes Consulting and Brokerage, Jim Lup started his real estate career in the late 1980s working for Schrimsher Oil & Gas in their real estate acquisition’s department responsible for sale, leasing and property research for properties in Central Florida. His major accomplishment was the $1 million sale of an office building to Florida Hospital after creatively obtaining more parking by negotiating a cross-over access agreement with the adjacent retail property owner in exchange for using their parking. Then, in the late 1990s Jim joined Daytona Beach based Charles Wayne Properties working in all facets of the Central Florida commercial industry, including land brokerage, buyer and tenant representation, retail leasing and management, and retail development consulting starting from land purchase, mitigation, construction project management, and turn-key finish.  Again, another example of Jim’s creative eye was negotiating, what was considered by others as an undesirable foreclosed parcel, of a discounted purchase price of around 80% off the asking price. Then, through mitigation, comp plan amendment change and rezoning, and site work, Jim increased the value for his client from a couple hundred thousand dollar investment to over several million dollars by changing not only the zoning to retail, but by increasing the usable size from 1 acre to 5+ acres at what became a major retail intersection in Orlando.

Jim has held government and public positions, most notably having served for 6 years as the Chairman of the Commerce and Industry Development Board for the City of Winter Springs during the 1990s. Additionally, Jim has served on other public Boards including City of Orlando Consumer Water Safety Committee, BioEthics Board for Orlando Health Hospital System, and leader of several Latin American Christian humanitarian trips to help the extreme poor people in those countries.

Jim received his Bachelor of Science degree from Florida Christian College with a major in Christian Leadership, and his Master of Science degree from King’s College.
